在不断强化的房地产调控政策的作用下,近期我国众多城市的房地产市场情况发展了明显变化。笔者以杭州市为例,探讨了自2010年以来市区房地产市场的运行情况。通过对二手房市场买卖与租赁样本数据的观测,对房价收入比、房租收入比和房价房租比进行了指标测算,分析当前房地产市场的运行情况。文中杭州市区的二手房买卖挂牌均价与租赁挂牌均价的数据,主要采用分层抽样的数据采集法,以市区的楼盘作为主要统计样本。首先确定杭州市的大致样本总量,分别为二手房的样本数量为2400个,租赁的样本数量为1200个;其次以市区
Under the constant strengthening of real estate regulation and control policies, the real estate market in many cities in our country has undergone significant changes recently. The author takes Hangzhou as an example to discuss the operation of urban real estate market since 2010.
