我国高房价问题一直是政府部门和平民百姓讨论的热门话题,房地产价格波动日益受到各方面的关注,房价和地价的内在关系在理论界一直争论不休,而他们作为房地产行业的两个主要指标,对衡量和评价房地产市场运行质量有重要意义。本文将基于我国2007年第一季度到2010年第四季度的数据建立VAR模型,通过计量检验和分解对二者的关系进行实证研究,从而为推进房地产市场健康发展提出政策建议。
The issue of high housing prices in our country has always been a hot topic for discussions between government departments and ordinary citizens. Real estate prices are increasingly subject to various concerns. The inherent relationship between housing prices and land prices has been debated in theorists for a long time. However, as the two major indicators of the real estate industry, The measurement and evaluation of the quality of the real estate market is of great significance. This article will establish a VAR model based on the data from the first quarter of 2007 to the fourth quarter of 2010 in China, and conduct an empirical study on the relationship between the two by metrological verification and decomposition, so as to make policy recommendations for the healthy development of the real estate market.
