本文提出了一种新型的测定城市土地地价的体系。其测算方法为:按照三大类土地用途分别独立地确定其测算范围内各类土地区位优劣连续变化曲面函数,并依该函数对可信的样本空间进行数理统计的拟合,从而获得基准地价.该方法是在尽可能适合深圳经济特区房地产市场行为现状的基础上提出的。
This paper presents a new system to measure the land price of urban land. The calculation method is as follows: according to the three major types of land uses, the continuous and varying curved surface functions of all kinds of land areas within the range of measurement are determined independently and the credible sample space is fitted with the mathematical statistics according to the function to obtain the reference Land price. The method is based on the actual situation of the real estate market in Shenzhen Special Economic Zone as much as possible.
