“九五”期间 ,住宅作为国民经济发展的“龙头”地位得以确立 ,住宅产业发展得益于宏观面、居民收入提高、住宅金融发展等因素 ,住宅产业发展中亦存在着房价过高、二级市场不健全、房地产金融作用未充分发挥等问题。展望 2 1世纪的住宅产业可以发现 ,住宅产业发展潜力巨大 ,营销模式不断创新 ,开展资本运营乃大势所趋 ,妥善处置积压商品房将是发展的必由之路。
During the Ninth Five-year Plan period, the dwelling house was established as the “leading” position in the development of the national economy. The development of the dwelling house benefited from macroeconomic factors, the increase of resident income and the development of residential finance. Housing prices were too high for housing development. Level market is not perfect, the role of real estate finance is not fully play and other issues. Looking forward to the 21st century, the housing industry will find that there is a great potential for development of the residential industry, continuous innovation in marketing mode, and the general trend of capital operation. To properly dispose of the backlog of commodity houses will be the only way for development.
