作为国际大都市的上海,其房地产市场走势一向倍受关注。去年年末和今年年初,上海房地产市场出现了“冷调整”,房价增势趋缓,成交量下降。而进入今年3月,又趋回暖,成交量大增。如何看待这种变化?本文对上海房地产市场进行了分析,提出要理性看待房价及其可持续性,并提出面对投机性带来的风险,政府宏观调控要继续加强。应该指出的是,本文是基于3月份上海房地产市场走势的分析,而“国六条”与九部门“十五条”出台后,上海楼市又有了较大变化,但本文的分析不无启发意义。
As an international metropolis, Shanghai’s real estate market has always been the focus of attention. Late last year and early this year, Shanghai real estate market appeared “cold adjustment”, house prices slowed down, the volume decline. This article analyzes the Shanghai real estate market, proposes that we should view the housing price rationally and its sustainability rationally, and proposes to face the risks brought by the speculation.
