房地产证券化是近几十年国际金融领域重大的创新工具之一。在我国,推行房地产证券化可以拓宽融资渠道,缓解资金需求压力,推动我国的投融资体制改革和融资结构调整,改善我国房地产金融的运营状况。但目前在我国推行房地产证券化尚存在许多障碍因素,本文对此做出了详尽的分析。
Real estate securitization is one of the major innovation tools in the field of international finance in recent decades. In our country, the implementation of real estate securitization can broaden the financing channels to ease the pressure of capital needs, promote China’s investment and financing system reform and financing structure adjustment, and improve the operation of real estate finance in China.
