自1998年房地产市场化改革以来,房地产业迅猛发展,房地产价格更是多年持续上涨。“高房价”、“买房难”的问题逐渐成为亟待解决的社会矛盾,房地产市场的异常繁荣也引起了政府的重视,并从多个方面开展了对房地产市场的宏观调控,包括税收政策、货币政策、土地政策等一系列政策来保障我国经济平稳健康发展,除此之外,又通过大力建设各类保障性住房,进入保障性住房建设“加速跑”阶段,帮助更多中低收入的群体实现“安居梦”。本文对房地产市场繁荣现状以及高房价背后的利益格局进行分析,并针对政府的宏观调控措施作出了一些浅析和思考。

This article analyzes the status quo of the prosperity of the real estate market and the pattern of interest behind high housing prices, and makes some analyzes and reflections on the government’s macro-control measures.
