8月15日,央行发布《2004年中国房地产金融报告》,“取消商品房预售”的政策建议引起了极大轰动,8月18日,地产股应声回落。笔者认为,期房销售并不是造成市场不公平和混乱的根本原因,取消期房销售会加剧房地产“卖方市场”的属性。
