近几年,我国房地产市场在发展中暴露出大量问题,如房地产投资规模过大、商品房价格上涨过快、结构不合理等。这些问题给迅猛发展的房地产金融带来了较高的经营风险。本文就如何提高房贷政策的调控作用,有效防范和化解房地产金融风险等问题进行了深入分析。广义的房地产金融包括房地产信贷、房地产证券、房地产信托、房地产基金、房地产保险等。从我国房地产市场的运行过程及资金链来看,房地产金融主要是由银行开发和销售的整个过程。
