从监测的17个城市商品住宅周度成交走势看,2013年2月成交量在春节前逐步回落,但在春节后大幅回升,并达到去年四季度的高位水平,显示市场预期仍然高涨,成交活跃。从全国20个重点城市2月成交看,总成交面积786万平方米,环比大幅下降44%,主要受到春节假期影响。但同比去年2月仍增长20%,且去年2月非春节月,可见今年2月成交量仍属理想。2月新增供应量540万平方米,环比大幅下降47%,低于当月的成交,市场库存量在减少。
From the monitoring of the weekly transaction of commodity houses in 17 cities, the volume of transactions in February 2013 dropped gradually before the Spring Festival, but rebounded sharply after the Spring Festival and reached the high level in the fourth quarter of last year. This shows that the market is still expected to rise and the transaction is active . As seen from the transactions of 20 major cities in the country in February, the total area dealt with 7.86 million square meters, a substantial drop of 44% from the previous month, mainly due to the impact of the Spring Festival holiday. But still up 20% YoY in February last year. Last February was not a Lunar New Year month. We can see that the trading volume in February this year is still satisfactory. February new supply of 5.4 million square meters, a substantial decline in the chain 47%, lower than the month of turnover, market inventories are declining.
