双率提升,续增楼市压力。自4月6日央行再度上调金融机构人民币存贷款基准利率0.25个百分点之后,4月21日又上调存款类金融机构人民币存款准备金率0.5个百分点。此次上调存款准备金率后,大型银行存款准备金率高达20.5%,再创历史新高点。中小金融机构的存款准备金率也将高达17%。业内人士分析认为,政府动用“双率”金融手段的目的在于紧缩流动性,重在对抗通胀。间接对房企的融资及资金利用、个贷的成本及难度均造成影响,进而可能增大企业后期销售压力。若进一步加息,部分企业或被迫降价售楼。
