中国取消福利分房制度已整整十年,有人将这段时间称为中国地产的“黄金十年”。而显然,这只是针对政府和地产商而言的,他们成为地产价格上涨的最大受益者。如果说作为商品的一种,房地产市场化本身并无可厚非的话,那么它所选取的路径或达成的方式,肯定出现了某种偏差:这种偏差的后果就是,对于大多城市居民来说,他们获得房子的过程变得越来越艰难——这显然有违一切市场化的初衷。所以,毋庸置疑我们的楼市在最近几年,是存在很多问题的。
