我国按揭贷款骗贷的手段主要有:虚高评估、套现按揭;利用他人身份证假按揭;公证机关虚假公证;银行人员内外勾结等。另外住房按揭贷款还存在潜在的风险:随着房屋税收政策的逐步到位和物业管理费用的提高,购房者的还款能力会受到影响,按揭贷款可能出现风险。
