2006年是我国进入新一轮宏观调控后,针对过热的房地产业出台宏观调控政策最多和力度最大的一年。中央政府通过房地产开发政策调整,土地出让政策调控,外资购房政策严控,房地产金融适时紧缩和房地产税收的不断规范,使我国的房地产业开始从快速增长期进入理性发展期,在房地产价格逐步趋于合理、房地产投资增速开始下降的情况下,房地产业健康持续发展开始对和谐社会的建立起到支持和促进作用。
