上海房地产市场是个特殊的市场,说其特殊,道理很简单,中国只有一个上海,而且上海已不仅仅是中国的上海。这是其它城市所不能比的。最近一两年,大家对上海房地产市场超乎寻常的关注,相当一部分人把上海视为中国房地产市场的风向标,上海房地产市场的每一个举动都牵动着全国的神经。这次宏观调控,上海又是首当其冲。其实这是完全没有必要的,现在市场的表现并不是全国一盘棋,有很多的城市房价在涨,但也有相当数量的城市房价是在跌。我要表达的意思是,房地产市场的地域性是很强的,不同的地区,不同的城市,都有着其它地区其它城市所无法替代的特征,即使同一个城市的不同区域也存在着很多不同的消费理念与消费喜好。
Shanghai real estate market is a special market, said its special, the reason is very simple, there is only one Shanghai in China, and Shanghai is not just Shanghai in China. This is other cities can not be compared. In the recent one or two years, everyone has been unusually concerned about the real estate market in Shanghai. A considerable number of people regard Shanghai as the benchmark for the real estate market in China. Every move in Shanghai’s real estate market has affected the nation’s nerves. The macro-control, Shanghai is the first to bear. In fact, this is totally unnecessary. Now the performance of the market is not a game across the country. There are many cities where house prices are rising, but a considerable number of cities are still falling. What I want to express is that the real estate market is very regional. Different regions and different cities have the irreplaceable characteristics of other cities in other regions. Even though different regions of the same city have many different Consumer philosophy and consumer preferences.
