住房可支付性不仅与住房成本有关,而且与交通成本即住房选址有关。在该研究领域,动拆迁安置房的选址一直备受关注。以上海市松江区新凯家园为例,通过实地调查,收集了167名安置房居民的住房成本、交通成本和收入数据,对其住房与交通综合可支付性指数进行了测算,依据测算结果对该安置房选址的合理性进行了评价。结果显示:安置房居民的综合可支付性指数为32.66%,显著低于西方国家标准可支付能力的分界线45%,更低于上海市居民的平均住房可支付性指数55.60%;从可支付角度看,目前的新凯家园安置房的选址是合理的。在此基础上,对由政府主导的安置房的选址提出了相应建议。
Housing affordability is not only related to the cost of housing, but also related to the cost of transportation, ie the location of housing. In this research area, the site selection of relocation and resettlement houses has drawn great attention. Taking the Xinkaijiayuan in Songjiang District of Shanghai as an example, through field survey, the housing cost, transportation cost and income data of 167 residents in resettlement housing were collected and the comprehensive payability index of housing and transportation was calculated. According to the calculation results The location of the resettlement house was evaluated. The result shows that the comprehensive payability index of residents in resettlement housing is 32.66%, which is significantly lower than 45% of the standard affordability of western countries and 55.60% lower than the average housing affordability index of Shanghai residents. From the point of view, the current location of Xinkaijiayuan resettlement housing is reasonable. On this basis, the author puts forward corresponding suggestions to the location of the resettlement house led by the government.
