本文在目前关于房价和地价关系的两种主要观点的基础上,对房价地价关系从需求和供给两个方面进行论证,并从实证角度对地价占房价的比例以及房价大幅增长的成因进行分析,提出了平抑房地产价格的几点建议。
Based on the two main viewpoints on the relationship between house price and land price, this paper argues the relationship between house price and land price from two aspects: demand and supply, and analyzes the ratio of land price to house price and the cause of substantial increase of house price from an empirical perspective. Put forward some suggestions to stabilize the real estate price.
