从生命周期理论视角而言,我国物流地产正处于成长阶段。近年国内电子商务的井喷式发展成为物流地产行业发展的重要驱动。高端的物流地产项目领域,投资回报率较住宅等传统地产领域,呈现明显的后来居上态势。但是我国物流地产行业普遍存在财务监管力度不够、资金管理方式落后、融资难等问题,由此给物流地产企业的财务管理提出了更高的要求。根据现代经济学理论,企业与经营环境进行资源交流和互换过程中相应产生出5个界面(平台界面、伙伴界面、内部构造界面、客户界面以及顶板界面)。本文从商务模式五个交互界面谈物流地产项目的财务管理。
From the perspective of life cycle theory, China’s logistics real estate is in its growth stage. In recent years, the blowout of e-commerce in China has become an important driver of the development of the logistics real estate industry. High-end logistics real estate project areas, the return on investment than the traditional real estate areas such as residential, showing a clear trend came later. However, China’s logistics real estate industry widespread financial regulatory efforts are not enough, the management of funds is lagging behind, financing and other issues, thus to the logistics real estate business financial management put forward higher requirements. According to the modern economic theory, there are 5 interfaces (platform interface, partner interface, internal structure interface, customer interface and roof interface) during the process of resource exchange and exchange between business and business environment. This article discusses the financial management of logistics real estate projects from five interactive interfaces of business model.
