写字楼是企业办公的场所,它的兴起源于第三产业、特别是金融服务性行业的发展。20世纪90年代初期至中期,在大规模的旧城改造与新区开发中发展了一批写字楼。低档、狭窄的大楼入口、门厅,低标准的设备、设施配套,电梯数量和机动车泊位的不足,是这一时期写字楼的普遍特征。 近年来,开发商开始注重物业的品质,伴随浙江世界贸易中心的落成,杭州写字楼开发进入快速发展时期。写字楼的数量不断增加,高品质的写字楼大量出现,写字楼竞争日趋激烈。有关资料显示,未来三年杭城可交付的写字楼接近200万平方米。而另一方面,企业自身的发展与涉外商务的频繁,使他们对写字楼的要求也越来越苛刻。因此,如何开发符合市场需求的、具有长期生命力的写字楼,是目前开发商关注的焦点。 根据对北京、上海以及杭州部分高品质写字楼的研究分析,目前形成共识的写字楼评判标准主要包括如下几个方面:
