不注重供给调节、而以短期性需求调控为主,是我国房地产调控效果不尽如人意的主要原因我国房地产调控的效果一直不尽如人意,房价几乎单边上涨,似乎越调控,房价越高。我们认为,其中主要原因之一就是没有将房地产供给调控与需求调控并重。今年10月,国内多个房价上涨较快的热点城市再次推出了房地产调控政策。从密集的调控政策可以感受到大家对房价高企、资产泡沫和中国经济未来的担忧。总的来说,需求调控主要侧重于短期,供给调控则更加侧重于中长期,且供给调控有助于稳定公众预期。我国房地产调控需要注重供给与需求相结合、长期调控与短期调控相结合,并处理好房地产市场与经济发展的关系。

In general, demand control mainly focuses on the short-term, supply regulation is more focused on the medium and long term, and supply regulation helps to stabilize public expectations. China’s real estate regulation needs to focus on the combination of supply and demand, long-term control and short-term control of the combination, and handle the real estate market and economic development.
