笔者日常接触企业中,有不少从建筑施工企业向房地产开发企业转型。这些企业的管理者认为房产开发公司无非是建设房子,然后销售。在拿到土地后,按对施工业务管理方式,管理房地产业务。等到房子卖完,开始清算土地增值税、企业所得税时,才发现税款占到利润的大半。后悔前期不关心建筑施工企业与房产开发企业的差异。确实,建筑施工企业转型为房地产开发企业,在项目建设管理上存在优势。但若不了解两个行业差异,则会给企业的经营发展带来巨大风险。
