1%与26%相差悬殊。5年前就起争执的空置率,风波再起,争执焦点其实并不在于两种计算方法得出的迥异的两个数据,而在于对当前持续攀高房价背后的房地产市场现状和趋势的判断。一曰房地产市场价格上涨,是因为有需求拉动;另则曰,房地产市场价格高涨是投机使然,泡沫多多,迟早会“崩盘”。正确理解商品房空置率,直接宏观调控大政的制定和调整,关系到房地产市场健康和谐发展大局。
