房地产泡沫是房地产领域市场价格波动的一种形态,是指固有资产的价值超越实体经济所代表的价值,导致经济市场丧失持续发展能力的状态,泡沫经济的特点是伴随着大量的投机活动,由于失去了实体经济的支撑,金融资产犹如泡沫,随时面临破裂,这种现象被称为泡沫经济。银行业中房贷业务是泡沫经济的重灾区,本文主要介绍了当前我国银行业房贷业务发展现状,以及就如何避免泡沫经济的产生提出具体措施;在兴业银行的实习过程中我接触到的与房贷有关的业务,一方面充分显示了房地产业对于银行的依赖,另外一方面是兴业银行这类商业银行给予消费者的信贷额度给银行自身带来的经济压力和市场风险。
The real estate bubble is a form of market price volatility in the real estate field. It means the value of the inherent assets exceeds the value represented by the real economy, leading to the loss of the sustainable development of the economic market. The bubble economy is characterized by a large number of speculative activities. Lost the support of the real economy, financial assets like a bubble, ready to burst, this phenomenon is called the bubble economy. The mortgage business in the banking sector is the hardest hit by the bubble economy. This article mainly introduces the current status of the mortgage business in China’s banking industry and puts forward concrete measures on how to avoid the bubble economy. During the internship with Industrial Bank, On the one hand, it fully shows the dependence of the real estate industry on banks; on the other hand, it is the economic pressure and market risk brought to the banks by the credit facilities granted by commercial banks like Industrial Bank.
