千岛湖板块一直是以别墅项目为主,但在3月份,或许受到“限购”政策的影响,板块内的别墅市场显得非常冷清。天屿·中国千岛湖山顶度假别墅、翡翠岛·山水别墅等项目几乎没有成交,原本定于5月份推盘的金基·观岛也延期推盘。同种情况在桐庐也有存在,原本定于上半年推盘的滨江1号公馆,现已推迟至下半年的8月。相比豪宅市场的冷清,该板块住宅的表现则相对稳定,成交量较新政前并没有太大变化。新房供应方面,桐庐板块仅有大奇山郡预计上半年推湖东香颂一期,约有10栋双拼和8栋法式庄园大宅,其中双拼500平方米左右、法式庄园大宅600—1000平方米。而千岛湖板块,千岛湖润和度假村在上半年或有新房推出。
