城镇化是我国第十个“五年”规划纲要里提出的重要战略,对社会、经济、文化的发展和人民生活水平的提高,具有重大促进作用。基于对已有研究文献对城镇化与房价互动关系的理论分析,运用计量经济学研究方法,选取河南省1997—2011年的城镇化水平和商品房均价的数据,在考虑通货膨胀条件下,建立线性回归模型,并对模型进行实证检验,以期获知城镇化与郑州房地产价格的互动关系,并提出相应的政策建议。
Urbanization is an important strategy proposed in the 10th Five-Year Plan of our country and plays a significant role in promoting the development of the society, economy and culture as well as the improvement of people’s living standards. Based on the theoretical analysis of the existing research literature on the interaction between urbanization and housing prices, using the method of econometrics research, we select the data of urbanization level and average price of commercial housing in Henan Province from 1997 to 2011, and under the condition of considering inflation, Linear regression model, and empirical tests on the model in order to know the interaction between urbanization and real estate prices in Zhengzhou, and put forward the corresponding policy recommendations.
