信息经济学理论指出,信息不充分几乎是所有市场的共同特征。在信息问题尤为严重的住房市场中,产生了专门从事搜集和经营信息的经纪服务行业,它的存在是否能够提高住房市场效率,是社会所关注的重要经济问题,也是本领域国际学者的研究热点。相关实证研究表明:经纪服务在降低住房搜寻成本,缩短搜寻时间和提高住房与家庭的匹配程度上具有显著的促进作用。这些微观证据表明,经纪服务所产生的这种润滑效应有助于降低住房市场中的交易成本,提高市场效率和住房资源的配置效率。
According to the information economics theory, inadequate information is a common feature of almost all markets. In the housing market where the information problem is particularly serious, there is a brokerage service industry that specializes in the collection and operation of information. Whether its existence can improve the efficiency of the housing market is an important economic issue of concern to the society and also a hot topic of study by international scholars in this field . Relevant empirical studies show that the brokerage service can significantly reduce the search cost of housing, shorten the search time and improve the match between housing and family. These micro-evidences show that this lubrication effect of brokerage services helps to reduce the transaction costs in the housing market and improve market efficiency and the allocation efficiency of housing resources.
