房屋新旧成色的评定,是价格评估的基础,单凭经验作出的定性化评定,难免有失偏颇。本文建议的用层次分析法,使房屋新旧成色评定定量化,既实用,又便于操作,可以提高价格评估的精确度。
The assessment of old and new properties of a house is the basis for price evaluation. Qualitative assessment based solely on experience is inevitably biased. This paper proposes to use the analytic hierarchy process to quantify the new and old coloring of houses, which is both practical and easy to operate and can improve the accuracy of price evaluation.
