如果问中国未来最有升值潜力的综合型豪宅模式是什么?高尔夫地产或将被许多人推崇。因为豪宅可以为高尔夫球场的后期运营带来稳定的客源,而高尔夫球场又可凭借其稀缺的土地价值与景观溢价性成为豪宅升值的保障。但是目前中国的高尔夫地产在发展中遇到了许多问题,其中最显著的就是高尔夫球场本身的亏损。尽管高尔夫运动在中国的普及速度明显加快,但据相关机构统计,在中国境内有50%到60%的高尔夫球场都面临亏损,而亏损中的球场有80%是属于豪宅或别墅的“配套产品”。无论高尔夫球场亏损的原因有多少,其最直接的原因就是会员数量的稀少,消费的人少了,球场必然入不敷出,时间一长就成为开发商的软肋。或许有人会继续供养,但大多数企业会以“壮士断腕”的方式将球场关闭。球场一旦关闭,窗外那曾经可以炫耀的球场景观也将不复存在,而这势必影响到业主的心情,而企业品牌在业主们的怀疑和抗议声中,也将变得脆弱。由此,我们不得不怀疑:亏损的高尔夫球场是否还能撑起豪宅的“升值”大任?而如何让未来的高尔夫地产不再陷入这个怪圈,也成为我们应该深入探讨的问题。
