中国房地产金融体系经过十多年的发展已经初现雏型,但是还存在很多问题,最突出的就是融资渠道单一,形成房地产“绑架”银行的格局。这不仅制约着房地产行业的发展,也使风险集中在商业银行,因而必须通过建立多元化融资体系走出融资困局。在开发性融资渠道大力发展房地产投资信托基金;在消费性融资渠道,一方面加快抵押贷款证券化步伐,另一方面改革公积金制度,提高公积金覆盖面。
After more than a decade of development, China’s real estate financial system has taken shape. However, there are still many problems. The most prominent one is the single channel of financing and the formation of a real estate “kidnapped” bank. This not only restricts the development of the real estate industry, but also places the risk in commercial banks. Therefore, it is necessary to get out of the financing dilemma by establishing a diversified financing system. In the development of financing channels to develop real estate investment trusts; in consumer financing channels, on the one hand to speed up the pace of mortgage-backed securities, on the other hand reform the provident fund system to improve the coverage of provident fund.
