1993年,中国房地产业经历了超高速发展和宏观调控两个阶段,伴随而来的“热”与“冷”引得各界人士纷纷评说。 综观92年下半年至93年上半年中国房地产业发展态势,不难发现,许多地方房地产业确实存在“过热”现象。 “过热”的关键症状是:房地产投资开发结构不合理,供求失衡;支持房地产业的体系不健全,助长了房地产市场的投机性。
In 1993, China’s real estate industry experienced two stages of ultra-rapid development and macro-control. The accompanying “hot” and “coldness” attracted people from all walks of life. Looking at the development trend of China’s real estate industry from the second half of 1992 to the first half of 1993, it is not difficult to find that there are indeed “overheating” phenomena in many local real estate industries. The key symptoms of “overheating” are: unreasonable structure of real estate investment and development, unbalance of supply and demand; unsound system of support for real estate, contributing to speculation in the real estate market.
