需求的膨胀与改变一面是市场需求的不断扩大,而另一面却是“一地难求”的窘境。对于物流地产企业来讲,行进在仓储需求膨胀的大道上无疑是另人欣喜的,但是转身却面临着国家对于土地的紧缩政策,带给物流地产商的是无米下锅般的无奈。资料显示,2011年北京、广州、济南等城市的仓储价格同比增长了20%~30%,而上海的不少大型仓储空间的租金更是上涨了近50%;而随着今年全球制造业的复苏和国内消费市场的急剧增长,环渤海、长三角、珠三角地区的仓储空置率一直处于下降区间,很多地区甚至出现“一库难求”的场面。
Demand expansion and change is the continuous expansion of market demand, but the other side is “a hard to find ” dilemma. For logistics real estate enterprises, the road to storage expansion in demand is undoubtedly another delight, but turned to face the country for the tightening of land policies, landlords brought to the logistics industry is no straw helpless. Data show that in 2011 in Beijing, Guangzhou, Jinan and other cities warehousing prices increased by 20% to 30%, while Shanghai’s many large storage space rent is up nearly 50%; and with this year’s global manufacturing Recovery and the rapid growth of the domestic consumer market, storage vacancy rates across the Bohai Sea, Yangtze River Delta, Pearl River Delta region has been in a decline range, and in many areas even “a hard to find ” scene.
