根据英国《经济学家》最新公布的全球房地产价格指数,西方国家房地产价格仍呈涨势,但越来越接近极限水平。一些经济学家预测,全球房地产降温的日子为期不远了。 在过去5年中,澳大利亚、英国、爱尔兰、荷兰及西班牙的实际房地产价格年均上涨8％至12％。虽然美国房地产价格的年均涨幅只有4％,但在波士顿、旧金山等地区,这一数字却突破了10％。与此同时,上述6国当前房地产价格与居民平均收入的比率已达到历史新高,并远远超过这一比率在1975年至2002年间的均值数字,意味着房地产市场的“泡沫”大得惊人。
According to the latest global real estate price index released by the British “Economist”, the real estate prices in Western countries are still rising but are getting closer to the limit. Some economists predict that the days of global real estate cooling are not far off. Real estate prices in Australia, the United Kingdom, Ireland, the Netherlands and Spain have risen 8% to 12% annually on average over the past five years. Although real estate prices in the United States average only 4%, but in Boston, San Francisco and other regions, this figure exceeded 10%. At the same time, the current 6-nation real estate price to resident average income ratio has reached a historical high and far exceeds the average of this ratio from 1975 to 2002, implying that the “bubble” in the real estate market is staggeringly alarming.
