在很多经济发达国家,住房抵押贷款证券是资产证券中最成熟和规模最大的品种,极大地促进了经济发达国家住房消费的发展。而在我国,引入住房抵押贷款证券化的融资方式有利于解决住房贷款活动中存在的一系列问题。文章介绍了经济发达国家住房抵押贷款证券化的程序、结构,同时探讨我国推行住房抵押贷款证券化所面临的一些问题,以期对促进我国住房消费和住房金融制度的创新有所帮助。
In many economically developed countries, the mortgage-backed securities are the most mature and largest variety in asset-backed securities, which has greatly promoted the development of housing consumption in economically developed countries. In our country, the introduction of mortgage-backed securities financing is conducive to solving a series of problems existing in housing loan activities. The paper introduces the procedure and structure of the mortgage-backed securitization in economically developed countries and discusses some problems that China faces when it comes to the implementation of the securitization of mortgage-backed loans in the hope of helping to promote the innovation of housing consumption and housing finance in our country.
