本文采用勒纳指数衡量垄断程度,并利用面板数据方法对浙江房地产市场垄断程度、垄断趋势及地区差异进行了实证研究,显示浙江房地产市场垄断程度与区域发展水平负相关,整体上表现为垄断特征并逐年提高。进而在此基础上建立垄断定价模型,从市场势力的视角分析房价刚性的根源,发现房地产市场具有明显的吉芬商品特点,开发商有能力和动力价格合谋,市场垄断是造成房地产价格扭曲的重要原因。
This paper uses the Lerner index to measure the degree of monopoly, and uses the panel data method to conduct empirical research on the degree of monopoly, monopolization and regional differences in Zhejiang real estate market. It shows that the degree of monopoly of real estate market in Zhejiang is negatively correlated with the level of regional development. And improve year by year. Based on this, we establish a monopoly pricing model and analyze the root causes of house price rigidity from the perspective of market forces. It is found that the real estate market has obvious characteristics of Jiefen products. Developers have the ability and motivation price collusion.
