5月份的北京楼市,较一季度有所降温。主要还是因为政府针对房价涨幅过快而出台的一系列政策组合拳。之前炒的火热的二手房也趋于平静。有数据显示,4月中上旬(1~20日)北京全市二手住宅共网签16919套,较上月同期下降1.04%;成交均价为4.3万元/平米,与上月持平。由于土地成本的不断高企和强烈的市场化需求,北京市区的楼盘已经完全豪宅化,更多刚性的普通购房需求被释放到环北京区域。
