房地产项目开发程序通常分为投资决策、前期、建设和租售四个阶段。由于开发周期长、所处环境复杂多变,在这四个阶段都存在大量的不确定性、风险性和机动性。本文对主要开发风险进行阶段性识别,这样有助于开发商在众多的风险因素面前,根据阶段特性分清主次,将风险管理的主要精力集中在关键风险因素上。
Real estate project development process is usually divided into investment decision-making, pre-construction and rental sales of four stages. Due to the long development cycle and the complicated and changeable environment, there are a lot of uncertainties, risks and maneuvers in these four stages. In this paper, the main development risk identification staged, so help developers in front of a large number of risk factors, according to the characteristics of the stage to distinguish between primary and secondary, the main focus of risk management on the key risk factors.
