从各地房地产业发展情况看,发达地区与欠发达地区房地产业发展水平差距很大。欠发达地区如果盲目效仿发达地区房地产发展的模式,不能科学定位房地产业在地区经济发展中的地位和作用,将错失新型城镇化建设带给房地产业发展的有利机遇。欠发达地区房地产业的特点是:住房以自住刚性需求和改善性需求为主,住宅市场需求潜力巨大;城镇化进程持续快速发展,房地产业发展空间广阔;区域内重点城市房地产业发展迅速;房地产业对国家房地产宏观调控政策变化的反应比较平缓。应通过科学确定欠发达地区房地产业的产业地位,形成二元商品房供应体系,整合房地产行业资源,完善保障性住房体系等促进欠发达地区房地产业的发展。
Judging from the development of real estate in various places, there is a wide gap between the developed areas and the less developed areas in the development of the real estate industry. If the less developed areas blindly emulate the model of real estate development in developed areas, they can not scientifically locate the real estate industry’s position and role in regional economic development and will miss the favorable opportunity brought by the new urbanization to the real estate industry. The characteristics of the real estate industry in less developed regions are as follows: the housing demand is mainly based on the rigid demand of self-employed and the demand for improvement; the demand potential of the residential market is huge; the urbanization process continues to develop rapidly and the real estate industry has ample room for development; the real estate industry in key cities in the region is developing rapidly; The reaction of the real estate industry to the changes in macroeconomic control policies of the state real estate has been relatively flat. The real estate industry in underdeveloped areas should be scientifically ascertained, the formation of a dual supply system of commercial housing, integration of real estate industry resources, and improvement of affordable housing system to promote the development of real estate in underdeveloped areas.
