众筹筑屋是“互联网+”时代一种新型的房地产开发形式。本文对众筹筑屋规划方案的设计问题展开研究,逐步优化得到了最优设计方案。首先,对初始的方案Ⅰ的成本、收益及增值税等指标建立了计算模型,因投资回报率低于0.25而不会被成功执行。然后,分析了方案Ⅰ中各指标的可调整性,建立了以极大化综合满意度为目标的优化模型,得到了方案Ⅱ;参筹者对方案Ⅱ的综合满意度达0.9998,但业绩略逊于方案Ⅰ,也不会被成功执行。最后,为了求得可被成功执行的设计方案,建立了综合满意度在给定阈值下极大化投资回报率的优化模型,得到了方案Ⅲ;在综合满意度阈值设置为0.9时,业绩比方案Ⅰ和方案Ⅱ都好,投资回报率为0.2521,方案Ⅲ可被成功执行。
Crowdfunding house is a new type of real estate development in the age of “Internet +”. This article studies the design of crowdfunding plan and gradually optimizes the optimal design plan. First, a calculation model of the initial scenario I, such as cost, profit and value added tax, is established. Since the return on investment is less than 0.25, it will not be successfully implemented. Then, we analyzed the adjustability of each index in scheme I and established the optimization model aiming at maximization of comprehensive satisfaction, and got the scheme II. The comprehensive satisfaction of scheme participants with scheme participants was 0.9998, but the performance was slightly Inferior to the program I, will not be successfully implemented. Finally, in order to find the design scheme that can be successfully implemented, an optimization model of maximizing return on investment (ROI) under a given threshold is established, and the solution Ⅲ is obtained. When the comprehensive satisfaction threshold is set to 0.9, Both scheme I and scheme II are good, the return on investment is 0.2521 and scheme III can be successfully implemented.
