近几年来,中国房地产业兴起“大盘”热潮。动辄几千亩,甚至上万亩的土地开发,在各大中城市频频亮相。这类大盘开发,具备统一规划、投资集中、房价相对低廉的特点,可以在三五年内快速聚集人气。而伴随这种大规模住宅开发而相应产生的配套需求,催生了一个新型的商业地产类型,即社区商业地产。社区商业中以贴近社区,便民、利民,满足和促进居民综合消费为目标的属地型商业成为业内焦点。对比层出不穷的城市综合体和大型商贸物流批发市场,社区商业具有投资小、见效快的特点。因此,不少中小零售商开始转型做社区商业。
