目前我国房地产金融业还处于起步阶段,金融商品和业务较少,在强大的国外房地产金融竞争对手面前,处于不利地位。而国外房地产金融机构对于开办房地产抵押贷款、住房按揭贷款、房地产信托等业务很有经验,早已形成一整套完善的运作规范,有丰富的经营管理经验。相比之下呈现出的种种问题,就成为我国房地产金融发展急待解决的问题之一。而随着入世给我国房地产金融带来一系列挑战的同时也提供了很多新的发展机遇。面对此类挑战和机遇,应积极研究对策并做好准备工作,在房地产和房地产金融良性互动的基础上,实现改革和创新,建立起一个真正适合我国国情的房地产金融体系。
At present, China’s real estate finance industry is still in its infancy, financial products and business less, in front of a strong foreign real estate financial competitors, at a disadvantage. Foreign real estate financial institutions have very good experience in setting up real estate mortgage loans, real estate mortgage loans and real estate trusts. They have long formed a complete set of operational norms and have rich management experience. In contrast, the various problems presented have become one of the urgent problems to be solved in the real estate finance development in our country. With the accession to the WTO to our country real estate finance brings a series of challenges, but also provides many new opportunities for development. Faced with such challenges and opportunities, we should actively study countermeasures and prepare for them. On the basis of the positive interaction between real estate and real estate finance, we should reform and innovate and establish a real estate financial system that truly suits our national conditions.
