经过十几年的超常规发展,住宅产业发生了三大变化:一是供求关系发生了变化,住宅由供不应求变为供过于求,由卖方市场变成买方市场;二是购买主体发生了变化,房地产市场由以前单位集体购买住房分给职工家庭消费,变成作为消费主体的家庭或个人直接购买,从购买和消费的分离变成购买与消费的合一;三是市场秩序发生了变化,由以前的无序竞争到法律法规逐渐规范完善的有序竞争。这些变化对房地产业进一步发展产生了重大影响,房地产商要想从纷繁复杂的楼市中脱颖而出,立于不败之地,就必须调整经营思路,实施品牌战略。
