政府部门要根据市场需求,有节奏、有计划地集中统一供地;引导房地产投资市场理性降温,给予房地产去库存适当的缓冲期。同时,要制定科学的城市发展规划,采用中心辐射、稳步扩张的方式逐步拓展城市发展空间。近两年,我国三、四线城市房地产市场低迷,库存积压严重。2015年以来,各级政府相继出台了多项政策促进房地产去库存,取得了一定成效。本文以湖北省咸宁市为例,对三线以下城市房地产去库存情况进行了调查与思考。
Government departments should be based on market demand, a rhythm, a planned centralized and unified supply; guide the real estate investment market rational cooling, real estate to the appropriate stock buffer period. At the same time, it is necessary to formulate a scientific plan for urban development and gradually expand the urban development space by means of a central radiation and a steady expansion. In the past two years, the real estate market in the third and fourth tier cities of our country has been in a downturn, and the inventory backlog is serious. Since 2015, all levels of government have issued a number of policies to promote the real estate inventory, and achieved some success. This paper takes Xianning City, Hubei Province as an example to investigate and think about the de-stocking of real estate in the cities below the third line.
