农房产权登记的首要价值在于对农民在宅基地上合法的住房进行确权,使其产生公示公信力。进而实现对农民权益的保障。目前,农房产权登记的法律依据主要来自于《物权法》及《房屋登记办法》,但由于农房产权登记方面的复杂性,为使依据法律所建立的农房产权登记的制度价值得以实现,就不得不明确我国农房产权登记制度的现状及问题,进而提出对农房产权登记制度进行完善的建议。本文从农房产权登记应遵循的原则、与相关制度的衔接、具体法律规范的完善等方面对于农房产权登记制度的完善提出建议。

At present, the legal basis for registration of agricultural property rights mainly comes from “Property Law” and “Housing Registration Measures”. However, due to the complexity of registration of agricultural property rights, in order to realize the system value of registration of agricultural property rights established by law, We have to clarify the status quo and problems of the registration system of farmland property rights in our country, and then put forward suggestions on how to perfect the registration system of farmland property rights. This article puts forward suggestions on perfecting the registration system of farmland property rights in terms of the principles that should be followed in the registration of farmland property rights, the connection with relevant systems and the improvement of specific legal norms.
