中国的房地产市场涉及住房消费群体、住房投机群体、开发商、商业银行、地方政府和中央政府等利益群体,各方力量的互动、博弈关系异常复杂。文章从“市场力”这一概念入手,从博弈论的视角对房地产市场的各个利益群体进行剖析。通过对“主升力”、“主降力”和“平衡力”三种地产博弈“市场力”的具体分析,提出破解房地产市场不对等博弈的有效对策,就是实现地方政府的职能回归。
China’s real estate market involves housing consumer groups, housing speculation groups, developers, commercial banks, local governments and central government and other interest groups. The interaction of forces between the parties is exceptionally complicated.
