居民购房结构及房地产空置结构2000年以来,上海“两外”居民购房比例控制在18%-24%,房地产空置面积呈逐年下降趋势(见表1和图1)。数据说明:上表反映的房地产空置面积是指沉淀在房地产开发商手里尚未出售的商品房(2003年和2004年统计口径出现变化),房产中介公司挂牌等待出售的商品房未列入空置房统计范围。而本地、外地和国外居民购房比例是按照购房套数计算的,如果用购房金额或面积计算,“两外”居民的购房比例会更高(“两外”居民购买单价高、面积大住房的比例要高于本地居民)。
