研究城市轨道交通对沿线住宅价格的影响,具有重要的理论意义和现实应用价值,将为天津城市轨道交通建设提供必要的定量参考,同时也为住宅开发市场的发展提供参考数据。首先阐述研究的背景及意义,然后通过分析,选择特征价格模型法对天津地铁1号线沿线住宅价格变化进行分析,建立天津地铁对沿线住宅价格影响的特征价格函数。天津地铁对沿线住宅价格的影响在时间上是超前的,在地铁开始建设或宣布建设时沿线住宅价格就会上升;地铁的影响在最初对沿线住宅价格影响较大,效益的外溢幅度较大,然后随时间逐渐递减。
Studying the influence of urban rail transit on housing prices along the route has important theoretical and practical value. It will provide the necessary quantitative reference for the construction of Tianjin urban rail transit and provide reference data for the development of residential development market. Firstly, the background and significance of the research are illustrated. Then, by analyzing and selecting the characteristic price model, this paper analyzes the change of housing price along the Line 1 of Tianjin Subway and establishes the characteristic price function of the impact of the Tianjin Subway on the residential prices along the line. The impact of Tianjin Metro on residential prices along the line is ahead of schedule. Housing prices will rise along the line when construction or announcement of the construction of the subway starts. Impact of the MTR will initially have a greater impact on residential prices along the route, resulting in a larger spillover effect. Then gradually decrease with time.
