文章从我国二手房交易中存在的各种问题及容易产生法律纠纷的现状出发,分析了我国目前的法律及相关政策对二手房双方的交易安全影响,分别从卖方主体资格问题、交易房屋产权问题、交易房屋过户风险问题、购房款付款方式及按揭方式下买卖双方承担的风险问题四个方面,结合二手房交易阐述了常见的法律问题及风险防范措施,并有针对性地提出了防范和控制二手房交易风险的对策和建议。
