我国土地市场的开放,促进了房地产业的迅速发展,也导致了城市规划管理体制的改革.同时,我们也要清醒地认识当前城市规划管理中存在的问题,对其作出理论阐述和制定相应的政策,以适应市场经济发展的需要.我国城市规划发展近况我国的城市规划一直沿用总体规则,即是土地功能分工的划分.这种规划形式早被欧美先进国家所扬弃,原因是有太大的束缚性,而且缺乏灵活性.土地的分配与土地需求并没有必然关系,城市政府预早将土地按功能划分,没有考虑与经济发展配合,社会需求方面也缺乏照顾.而且一旦划分之后,便很难改变,导致土地使用得不到应有的效益.
