湖州市凤凰小区是建设部全国第三批城市住宅小区建设试点之一,也是湖州市加快旧城改造、改善居民住宅环境的主要的综合开发项目。小区位于老城区西北侧,龙溪港畔,与老城隔溪相望。小区总占地面积11.94公顷,总建筑面积13.96万m~2。1992年10月18日正式开工,于1994年4月底竣工。组织小区开发建设的中旁集团湖州房地产开发公司,结合本地特点,扎扎实实大面积推广应用“新设计、新材料、新工艺、新技术”成果,不但取得了明显的社会效益和经济效益,也为湖州市今后建设提供了成功经验。 凤凰小区住宅为经济实用型,以拆迁用房、普通住宅为主。住宅建筑面积占总建筑面积的82.9%。小区开发建设既要考虑低成本,建设经济实用的住宅,以适合当前广大工
Huzhou Phoenix Community is one of the third batch of pilot projects for the construction of urban residential quarters in China. It is also the main comprehensive development project for Huzhou City to accelerate the transformation of old cities and improve the residential environment of residents. The community is located on the northwest side of the Old City, on the banks of Longxi Harbour, across the river from the old town. The total area of the community is 11.94 hectares and the total construction area is 139,600 m2. The construction was officially started on October 18, 1992 and was completed at the end of April 1994. The Huzhou Real Estate Development Co., Ltd., which organizes the development and construction of the community, combines the local characteristics and promotes the application of “new designs, new materials, new processes, and new technologies” in a large scale. Not only has it achieved significant social and economic benefits. It also provided successful experience for the future construction of Huzhou City. Phoenix Residential House is economical and practical, mainly for demolition and ordinary houses. The residential construction area accounts for 82.9% of the total construction area. The development and construction of a residential area should not only consider low-cost, but also be economical and practical, in order to be suitable for the current workers.
