1970年代至2000年之前批量建设的既有多层居住建筑,其存量大、区位好、标准化程度高,由于存在功能缺失、构件劣化、维护不便等主要问题,其居住品质亟待提升。而随着产业化建筑部品在新建建筑中的推广,其显示出品质高、施工快速、标准化程度高的优势,这种优势对应既有多层居住建筑标准化的户型,具备相当的应用前景。本文以卫生间为例,从其改造需求出发,将同层排水系统、整体卫浴部品与既有卫生间条件进行对接,从布局、构件、连接、细部等方面,探索产业化建筑部品应用于既有多层居住建筑分户改造的设计方法。随着城乡建设模式正在从粗放型增量建设逐步向精明型存量建设转型,部品尺度的分户改造将以其更灵活的优势,显示出其在改造项目中的市场潜力。
The existing multi-storey residential buildings that were built in batches before the 1970s to 2000 are in large stock, good location and high standardization. Due to the main problems such as lack of functions, component deterioration and inconvenience in maintenance, the living quality needs to be improved urgently. With the promotion of industrial building components in new buildings, it shows the advantages of high quality, rapid construction and high standardization. This advantage corresponds to the standardization of apartment layout with multi-storey residential buildings and has considerable application prospect. Taking the bathroom as an example, this paper, starting from the demand of reconstruction, explores the application of the industrialized construction components to existing and existing parts in terms of layout, components, connections and details in connection with the conditions of the same drainage system, the whole sanitary ware and the existing sanitary ware. As urban and rural construction mode is gradually transforming from extensive incremental construction to savvy stock construction, the household-scale renovation will show more market potential in reconstruction projects with its more flexible advantages.
